The Fulton County Development Authority facilitates a massive amount of real estate development within Fulton County, driving a ~$45 billion economic impact in 2019 alone. These projects are all over Fulton County, and the title work for them is universally complex.
These projects generally take the form of a sale-leaseback transaction, with the company selling the property and the project to the Development Authority and then leasing it back (often with an option to purchase the Fee Simple interest).
Bond financing and bond validation orders are usually involved and sophisticated financing structures are often present. This is especially true when the entities involved are financing multiple projects simultaneously.
The Development Authority is involved in a wide variety of projects and therefore has a particularly large number of entries within the Real Estate, Lien, Civil, and Centralized UCC Indices. Examining a single year of Development Authority ownership can easily produce several hundred entries to review (including multiple accepted name variations), depending upon the nature and location of the project.
